The benefits of buying a resale property

Buying a resale property is much better value and much safer, especially if the property has title deeds.

Many people are desperate to sell at this time, especially people who bought for investment prior to the economic downturn and now find that the upkeep and mortgage on a property which is not generating the rental income they hoped for is no longer financially viable. Unfortunately many people have found themselves in serious financial difficulties unable to make mortgage payments and have no choice but to sell and with the prices dropping by minimum 30% it is a buyers market at this time.

Also many older couples or people who have lost their life partner now wish to return to be closer to their families.

With a resale, what you see is what you get, with the early snagging problems having been rectified and in an area which is already developed you know exactly what you have around you.

If a resale property has title deeds, banks will give mortgages of up to 70%.

If you are a cash buyer you are in a very strong position to get a fantastic deal if a property does not yet have title deeds as banks will not give mortgages on resales without title deeds

Many vendors are willing to take offers below the asking price and often you can get a real bargain if you are prepared to negotiate hard.

Other advantages of buying a resale property

Many resale properties are sold fully furnished and with white goods, air conditioning, ceiling fans etc included in the sale.
The gardens are often landscaped which can save you a great deal of money and time.
Satellite dishes are often also included.
Prices are often substantially lower than buying a property off plan from a developer.

Disadvantages of buying resale properties

The property may need modernisation
Décor may not be to your taste
If sold furnished, the furniture and fittings may not be to your taste.
It is advisable to arrange an inspection by an independent surveyor
If the property is fairly new title deeds may not yet be available so you would need to be a cash buyer.
